What this means for you
- Buyers: values have been sliding since early 2025, the months after Tropical Storm Helene.
- Sellers: the market is no longer rising on its own; price to the comparable sales.
- Owners: your 2026 tax bill uses the county’s 2021 value, not market value; see property taxes or call Buncombe County Real Estate Assessment at 828-250-4940.

A second measure: FHFA
The Federal Housing Finance Agency’s House Price Index tracks repeat sales and refinance appraisals of the same homes. For the Asheville metro area, its all-transactions index stood at 522.34 in the second quarter of 2026, up 1.4% from 515.33 a year earlier. FHFA covers the whole metro area and only homes with a mortgage backed by Fannie Mae or Freddie Mac, which is one reason it and Zillow’s estimate can point in different directions.
What the Census says
The Census Bureau’s 2019-2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Asheville at $411,000. That figure is what owners reported their homes were worth over five years of surveys, so it trails market prices. See our Asheville population guide for more Census figures.
How to read these numbers
- Zillow’s index is a model of the typical home in the middle third of the market, smoothed and seasonally adjusted. It is not the median sale price, and Zillow revises past months.
- For the price of one home, look at recent sales of similar homes on the county’s comparable sales search or ask a licensed appraiser.
- Recorded sales in Asheville appear each week in our real estate transfers.
