Woodfin, Fletcher and Black Mountain are the three towns nearest Asheville: Woodfin about 6 miles north, Fletcher about 10 miles south and Black Mountain about 13 miles east. Woodfin and Black Mountain are in Buncombe County with Asheville; Fletcher is in Henderson County, so its county tax, its schools and its property values come from a different county. This page sets the official figures side by side, one topic at a time. It does not say which town is better.

Read the rates with care.
- Buncombe County bills use 2021 values this year. A state law put the county’s 2026 reappraisal on hold, and the county and Asheville raised their rates in July to collect the revenue in their budgets; see our property tax guide. Woodfin’s ordinance, adopted June 30, kept its rate at 33 cents, which it called “no increase in the tax rate over the previous year.” Henderson County values are set separately, so a Fletcher rate and a Buncombe rate do not apply to the same kind of value.
- Extra district taxes. Homes in the Asheville City Schools district add 11.75 cents, and downtown Asheville’s business improvement district adds 8.77 cents, according to the Chamber table. Fire district taxes apply to some addresses; your county bill lists them.
- Henderson County’s rate rose from 43.1 cents to 47.4 cents, the City of Hendersonville said in its June 17 release. Fletcher raised its own rate 2 cents, 1.5 cents of it for contracted fire protection.
- Homestead exemptions. None of the four publishes a town exemption. North Carolina’s relief programs for older, disabled and veteran homeowners are applied through the county tax office; Buncombe County’s exemptions line is 828-250-4915.
High schools
Scores are the 2025-26 share of state tests at grade level or above, the state’s growth rating and the four-year graduation rate, from the accountability data. Zones are from Buncombe County’s school district map layer.
| Town | High school | At grade level | Growth | Graduation rate |
|---|---|---|---|---|
| Asheville (city district) | Asheville High | 65.4% | Met | 90.2% |
| Asheville (east, Oakley) | A.C. Reynolds High | 66.4% | Met | Above 95% |
| Asheville (south) | T.C. Roberson High | 66.7% | Exceeded | 92.4% |
| Woodfin; part of west Asheville | Clyde A. Erwin High | 36.6% | Not met | 87% |
| Black Mountain | Charles D. Owen High | 62.4% | Exceeded | 89.7% |
| Fletcher | Henderson County Public Schools, districtwide | 63.8% | Not reported for districts | 93.7% |
Two points inside Woodfin and one in downtown Black Mountain that we checked fell in the Erwin and Owen zones. Fletcher’s high school depends on the address; ask Henderson County Public Schools. Asheville neighborhood by neighborhood: our neighborhoods guide.
